Meet the AI powered robot ‘scrubbers’ helping us elevate precision hygiene & eco-efficient cleaning excellence.

The team at Dimeo have been keeping the International Towers precinct clean and managing our waste in the most efficient, eco-friendly way possible since we were still building. It’s one of many long-term partner relationships that forms the foundation of our community, telling a story of consistent innovation and award-winning service.

You may have seen one of the latest innovations Dimeo has introduced, an AI powered robot scrubber working away in the car park, loading dock, back of house and shared service areas. Longtime friend of International Towers and Dimeo’s Operations & Technology Executive Manager, Roberto Machado, explains how AI is proving to be an incredible copilot in taking cleaning standards to new heights.  

“AI robot technology is so safe and reliable now, and does such a great job, it’s created completely new opportunities to raise the bar on the quality and precision of the clean our team can deliver. While the robots take care of the open areas they’re suited for, only needing minimal oversight, our highly skilled human technicians are freed up to focus on intricate cleaning and detailing. Importantly, robotics aren’t replacing jobs — they’re cobotics, working alongside our people to make their work safer, more efficient, and more sustainable.”

Putting robots through their paces

“We’ve tested more than 10 different scrubbers over the last five years to see what they can do. The big one you may have seen working in the car park, loading dock and other open spaces back of house is the T16 made by Tennant, an American born multinational cleaning innovator for more than 150 years. We were really happy with this model in testing and went ahead with the investment.”

“And we’re also really happy in testing so far with the smaller, nimbler X4 ROVR,” Roberto continues. “This model is also made by Tennant, we’re still putting it through its paces in testing but all being well we’re looking to put one of these to work in front of house locations like the lobbies, canteen, food court and upstairs spaces.”

Minimising chemicals in cleaning  

When asked what other innovations are helping Dimeo ensure International Towers stays at the forefront of eco-cleaning, Roberto doesn’t skip a beat in pivoting from AI robots to state of the art water filtration. “Just last week we upgraded our Stabilized Aqueous Ozone (SAO®) water filtration system — a technology we’ve had onsite for some time now, but recently invested in the latest unit to enhance performance. SAO is a highly effective, brilliantly sustainable cleaning, deodorising and sanitising solution from Canadian innovator Tersano.

“It’s an amazing step forward in sustainable cleaning. There’s a lot of scientific jargon behind how it works, but put simply the system’s machine ionises water to give it the same cleaning quality as disinfectant, so there’s a massive reduction in chemicals. Then the biodegradable ionised water reverts to become completely chemical-free in 24 hours, ready for safe disposal.

“SAO is an entirely contained ‘closed loop’ system with onsite filling of re-useable bottles, so the savings in plastic, packaging and gases are significant, and you can monitor those savings and much more in real time on any device through the excellent system dashboard.”

The good environmental choice 

With such a serious dedication to sustainable cleaning, it’s no wonder that Roberto and his team at Dimeo achieved the coveted GECA Licence in 2022 – the “Good Environmental Choice Australia” Licence, which is only awarded to those who can prove, through an independent assessment, that they operate a truly end to end chemical management system that conforms to strict environmental, social and ethical criteria.

Dimeo has around 300 staff onsite at International Towers, every one of them a highly valued part of finely tuned environmentally friendly cleaning and waste management processes. Far from content with their already significant achievements, Roberto is always looking to the future, for more ways in which we can enhance sustainable cleaning.  

On his longer-term to-do list is ensuring the entire cleaning operation across the precinct is net zero by 2040, and we’re really looking forward to watching the team get us there.
